ELSMERE — The concept for a three-story, 103-unit apartment building at 152 Rockefeller Road will be presented to the Bethlehem Development Planning Committee on Thursday, Oct. 20, at 10 a.m.
Hershberg & Hershberg, an Albany-based engineering firm, is presenting a concept site plan for a three-story, 160,000-square-foot residential building that includes 10 garage bays to accommodate 75 parking spaces, with an additional 100 uncovered spaces. The footprint also includes plans for a patio with picnic tables and additional space for bocce and pickleball courts.
According to public record, the 16.7-acre lot was sold last September for $840,000 and is zoned for multi-family use.
Hershberg & Hershberg provides site work design and approval services for apartments and condominiums, detailing grading plans, landscape plans, sewer, water and storm drainage systems. According to its website, the firm’s most recent work includes Bleecker Terrace Apartments, The Seasons at Mohawk View in Cohoes, Crown Pointe Condominiums in North Greenbush, DelaturRoad Senior Citizen’s Housing in Colonie, St. Sophia’s Senior Citizen’s Housing, Park Lane Apartments and Park Lane Subdivision both in Menands.
The Development Planning Committee is represented by various town departments, including the planning and zoning boards, engineering and highway. They are involved in facilitating or servicing development projects in town under the direction of the Department of Economic Development and Planning. Their meetings allow prospective developers to present concepts and receive feedback. The committee then provides guidance on such things as zoning and building codes, land use regulations, environmental impact and neighborhood compatibility.
According to the Town, issues discussed during the committee are not intended as a full project review. Proposed projects receive a more comprehensive review once they are submitted to the planning board.
