SPOTLIGHT ON BUSINESS: The Spinney wants to expand its ’55-and-better’ community

DELMAR —The Spinney at Van Dyke continues to strive towards building a stronger neighborhood within its “55-and-better” community, and it’s growing.

“Within the next few years, we are looking to add additional cottages,” said Samantha Raynor, director of leasing and marketing at The Spinney Group. “This development — which is very exciting — and we are compiling a waitlist at this time for those future cottages. Because, we are at 100 percent occupancy here.”

The Spinney at Van Dyke is a neighborhood of its own, designed for the 55-and-better community that has retired into their next phase of lifestyle, or working professionals working towards that goal.

The location, for many of those who have established lives around this area, allows residents to stay in their hometown, said Raynor. It’s still the same commute to the movies, the mall or the show downtown. And, your favorite pizza joint is still a phone call away.

“Both of our Spinney properties — we have one in Delmar and one in Schodack — are at 100 percent [occupancy]. So, if people are interested in the Spinney lifestyle, and the unique concept that we have to offer, it’s only good to get ahead of that because these are the only current plans that we have in place for building in the next few years,” said Raynor.

What makes The Spinney so unique is its one-story living approach. All of its buildings are built this way so residents do not need to climb stairs in their homes again, allowing them to age in place. Another reason for this building technique is for the convenience of privacy. No one will ever live above or below them, unlike apartment buildings that are built floor upon floor. To add onto the attractiveness of this concept, most unit types have attached, direct-access garages and private front porches and back patios, further mimicking the feel of a single-family home.

While Spinney cottages’ amenities may make residents feel as if they’re living in a single-family home, they will no longer feel the woes associated with homeownership. Think about regaining all the time spent on mowing the lawn, shoveling snow and fixing the plumbing, so you can focus on family, friends and hobbies — hobbies which can be further fostered by the group’s community events calendar.

The 4,000 square-foot Spinney clubhouse provides a town square feel that allows residents to socialize and gather for events. During the warmer months, there’s also a community garden complete with raised beds, that allow residing gardeners to plant and grow their favorite plants that can later be planted by the group’s grounds keepers.

“At this point, we’re talking to people about preparing their homes and their lifestyle to move here,” said Raynor. “They need to downsize. The timeline that we have with prospective residents is pretty long. It’s such a large life decision. At least people are coming to us early on, getting the information, getting on that waitlist and starting that process so that they can make the move here, hopefully, within the next few years.”
