Sheldon Hills of Halfmoon opened a new 6,000-square-foot clubhouse Thursday, June 19.
The clubhouse is a part of the maintenance-free, resort-style community being built on 215 acres of land off Route 146 in Halfmoon.
Constructed by Abele Builders of Malta and the Michaels Group of Clifton Park, the community offers single-family detached and twin carriage homes for purchase. Homes range in price from $200,000 to $300,000.
Abele bought the property in 2002 with the hopes of building a resort-like community similar to those offered in Florida and other states, but not commonly found in New York.
I envisioned a mini master-planned community with resort-style living, said Chris Abele, president of Abele Builders.
He said their target market is the empty nester who may own a place in Florida, and is looking for a smaller residence in New York.
Abele said with the cost of energy on the rise, people are looking for smaller places with energy efficiency.
`Halfmoon is an up-and-coming area,` Abele said of choosing the site.
He said there are several assets to the location including proximity to Albany and Saratoga, as well as the country setting.
`This is the first community in the Capital District that addresses that type of lifestyle,` said David Michaels, principal of the Michaels Group.
When designing the clubhouse, the builders hired a consultant from Florida who helped them decide which amenities to offer.
Use of the clubhouse, which offers a lounge, billiards room, full working kitchen, fitness center and sun deck, comes with the purchase of a home in the community.
In addition to the clubhouse, the community also offers two tennis courts, a putting green, an outdoor heated swimming pool and extensive walking trails.
The community staff completes all snow plowing and lawn mowing; however, living maintenance-free comes with a price tag of $200 a month.
The builders sold more than 100 of the 323 homes planned for the community, Michaels said.
