COLONIE — Four projects were introduced to the Planning Board on Tuesday, Feb. 13, and underwent a sketch plan review.
Tralongo office buildings
Frank Tralongo is proposing to construct two office buildings on 3.82 acres at 1214 Loudon Road.
One is a two-story, 12,000-square-foot building and the second is one-story, 5,671-square-foot. Parking for about 100 vehicles and access drives would also be constructed.
Currently on the site, located just past Schermerhorn Road, the road to Mohawk River Park, is a two-story home and a separate garage, barn and shed as well as a driveway and parking area. If approved, the structures will be demolished and a portion of the site will be cleared for the new buildings.
On each side of the site are residential homes.
The land is zoned Office Residential and some 64.2 percent of the parcel would remain greenspace while 10.6 percent would be the building and 25.2 percent would be pavement for access and parking, according to the narrative submitted to the board.
The necessary infrastructure – water, sewer, electric and gas – is already on Loudon Road and has “sufficient capacities to provide the demands from the proposed development,” according to the narrative.
It is estimated the buildings will generate 31 additional trips during the afternoon peak traffic hours.
Tralongo is asking the board for one waiver, to allow parking in the front of the building.
Rosetti warehouse building
Rosetti Development Companies is proposing to build a one-story, 45,500-square-foot warehouse on 10.06 acres of land on 2 Lear Jet Lane, which is off Wade Road about three quarters of a mile from Troy Schenectady Road.
The building includes office space, which is estimated to take up about 5,500-square-foot of space.
The vacant parcel of land is zoned Commercial Office Residential.
The proposal includes two driveways, one to access the front of the building for customers, employees and guests and the second to access the rear of the building for deliveries and pickups.
As per town code, a total of 39 parking spaces are required for a warehouse/office building of the size proposed but Rosetti wants to have 42.
The infrastructure – water, sewer, electric and gas – are already running along Wade Road and Lear Jet Lane and can handle the demands of the new building, according to the narrative submitted to the Planning Board.
It is estimated there will be 20 employees who will generate 22 trips during the afternoon peak hours.
Rosetti is asking for one waiver – to allow parking in the front of the building.
Safelight
warehouse
Developer Peter Campito is proposing to build a one-story, 39,500-square-foot building for Safelight AutoGlass on five acres of a 21.07-acre parcel of land at 327 Old Niskayuna Road while retaining the remaining land for future development.
Parking will accommodate 32 vehicles with a loading area in the rear of the building. There are no waivers requested. The land is zoned Airport Business Area.
The land is near the intersection of Old Niskayuna and Wade roads.
Safelight is a national auto glass repair and replacement company with local outlets on Old Albany Shaker Road in Colonie and Western Avenue in Albany.
Mobil Air
Mobil Air Transport wants to build a one-story, 21,000-square-foot office/warehouse on 2.3 acres at 160 Sicker Road.
Old Niskayuna Road Extension takes a hard right near the Pepsi bottling plant and the road running straight turns into Sicker Road. It is zoned Airport Business Area.
The narrative states the building will be open from 9 a.m. to 5 p.m. and will be home to 10 employees which will not have any impact on traffic.
It is located near the Mobil Air Transport’s existing corporate headquarters on Runway Avenue.
There was no public comment at this stage of the approval process and the board did not take any formal action on any of the proposals.
