COLONIE — The town Planning Board was to discuss nearly a half dozen proposals after this edition went to print, on Tuesday, Feb. 7, including a business plan for a 122-room hotel on Troy Schenectady Road.
Vanara Hotel
Vanara Properties LLC, represented by Bergman Properties “Vanara Hotel” (proposed location at 686 Troy Schenectady Road, Latham) is proposing to build a four-story, 122 room, 12,500 square foot hotel. The site is zoned Commercial Office Residential.
The proposed hotel site, called in the plan as Woodspring Suites, would be located near the crossroads of Routes 2 and 7, and Interstate 87 onramp and exit ramp. In addition to the hotel, the site would include a two story vacant office building, four accessible spaces within the 122 room building (126 rooms total), off-street parking, and a dumpster enclosure. The hotel would be open 24 hours a day, seven days a week, and would employ between 2-4 employees during each shift.
The zoning verification was approved on November 4,2022 by the Town of Colonie Fire and Services Department. Vanara Properties LLC also sent their proposed hotel improvements concept review to director of planning and economic development. There is 30 percent submission not for construction at this time until the concept review is reviewed and approved by the planning board.
Apartments prop
Dean Marotta, represented by Advanced Engineering & Surveying, PLLC “Valente Apartments” (proposed location at 261 Troy-Schenectady Road, Latham) will show a sketch plan review of six apartment development units on 1.77 acres of land. This site is zoned for commercial office residential.
In August 2019, Marotta applied for site plan approval for a one-story retail site with a total area of 4,600 square feet with circulation drives and parking. Although the site plan at the time was reviewed, and Marotta continued to market the development to potential tenants, however, nobody was interested. As a result, Marotta went with a second approach of approval to develop the land with residential apartments.
On the revised site plan, the proposed idea would include three separate buildings, each two stories high, would include two apartments, with a total of six apartments, a one car garage for each apartment, and parking spaces (12 total; six would be car garages, remaining six would be in driveways.
The proposed development will have minor impact on the environment, traffic, and community services for police, fire protection, and solid waste removal.
Multi-Tenant Wolf Road prop
244 Wolf Road LLC, represented by Lansing Engineering (proposed location at 244 Wolf Road, is proposing a 6,500 square foot multi-tenant commercial building. The proposed site, to be located near the on ramp to Interstate 87 North, Albany-Shaker Road, and Wolf Road, is zoned for commercial office residential.
The proposed site would include a space for retail businesses and a restaurant seen in the floor plan. 2,500 square footage would be used to build a Subway restaurant with 35 seats.
The remaining 4,000 square footage could be used as retail space. In addition to the building, there is a proposed parking lot to be built that will accommodate customers and employees of Subway and retail business, in accordance with the Town of Colonie Zoning Board requirements.
Also, a proposed ingress and right out only on the northeast corner of the parcel is to be determined.
The Highway Safety Committee reviewed the plans last October concerning the need for the proposed ingress and right out only area.
The committee determined said the proposed building is in a difficult location, wedged between the off ramp and the busy gas station at the corner of Wolf and Albany-Shaker Road. The vehicles that could enter and exit the premises of the businesses could be at risk of collisions.
