COLONIE — The Planning Board granted accepted the concept of demolishing the old A-Frame Imperial Pools store on Loudon Road and building two restaurants.
According to documents filed with the board, Wade Development II wants to build a 5,050-square-foot, sit-down style restaurant with 120 seats, a 5,050 retail building and a 3,150-square-foot restaurant that includes a drive thru and 24 seats.
The buildings will be one-story, and the three-acre site currently owned by JK Loudon, is zoned Commercial Office Residential. Wade Development has a contract to purchase the property.
The project has been on the drawing board since at least 2015.
Nicholas Costa, of Advance Engineering & Surveying, who presented the project on Tuesday, April 24, said the developer is working to secure tenants for the two buildings.
Now that the plan’s concept has been approved, the developer can bring together more specific aspects of the project and bring it back to the Planning Board to consider for a final stamp of approval.
As proposed, the new buildings will take up about 10 percent of the site, compared to 15 percent now. Just shy of 42 percent of the site will be paved or be used as sidewalks compared to nearly 63 percent now. And 48 percent of the site will be green space compared to 22 percent now.
Traffic along the busy corridor is a concern. According to the presentation, during the peak afternoon rush hour the sit-down restaurant will generate 31 trips, the retail establishment will generate seven and the smaller restaurant will generate 56 for a total of 94 new trips.
Wade is asking for one waiver, that the setback from Loudon Road exceed the maximum 20 feet.
